Default Midi Sync, Moog DFAM & Grandmother, Latency

Hello! I'm a little lost on exactly where my problem lies so forgive me if this is the wrong subforum.

I'm trying to sync my Moog DFAM to Reaper.

Here's my setup:
USB to Moog Grandmother -> Grandmother Clock Out to DFAM ADV/Clock -> DFAM Audio Out to Scarlett 2i2.

I send a midi note (using Hardware Output) to the Grandmother from Reaper to trigger its Sequencer which starts the DFAM running.
The DFAM and Grandmother are in sync when I take Reaper and my computer out of the equation.

The problem is, when recording, I'm getting a significant amount of latency by the time the DFAM audio gets back to Reaper. If I try using ReaInsert instead of Hardware Out the DFAM is EARLY -- it triggers about a 1/8 or more ahead of time.
I can't seem to get them aligned and I'm not quite sure what I'm doing wrong.

I have no problems recording straight audio -- no bothersome latency.

Computer: Windows 10 64bit, Core i7-8750H CPU @ 2.2GHz, 32gb RAM, solid state drives with plenty of free space. I record to a dedicated SSD, separate from my system drive.
